Bar Harbor View Cottage is a NON SMOKING home.
PETS are NOT permitted in our home under any circumstances.
RESERVATION/SECURITY DEPOSIT – A reservation deposit of $200 is required to be paid via check, cashier’s check or money order payable in U.S. funds. We must receive your deposit within seven (7) days of booking your reservation or your reservation will be cancelled. Your deposit will automatically convert to a security/damage deposit upon arrival and will be refunded within thirty (30) days of departure, provided the following provisions are met:
- No damage is done to unit or its contents, beyond normal wear and tear.
- All debris, rubbish and discards are placed in trash dumpster, located in driveway.
- Soiled dishes are placed in the dishwasher and cleaned.
- All food you brought to the house is removed from the premises.
- All keys are left in the lockbox and the home is left locked. Lost or unreturned keys will incur a $10 re-key fee.
- All charges accrued during the stay are paid prior to departure.
- No linens are lost or damaged.
- The furniture has not been rearranged.
- The check-out time is honored.
- The renter is not evicted by the owner, representative of the owner or local law enforcement.
PAYMENT – An advance payment equal to 50% of the rental rate is required within thirty (30) days of booking the reservation. The balance of the rental rate plus applicable taxes is due thirty (30) days prior to your arrival. If you are making a reservation within thirty (30) days of your arrival, your reservation will not be confirmed until full payment is received. Please make checks or money orders payable in U.S. funds. If you would like to pay via a credit card, let us know when you book your reservation and we will send your invoices via PayPal.
CANCELLATIONS – If you need to cancel your reservation, please contact us immediately. If we are able to rebook our home, all monies paid to date less a $100 cancellation fee and any applicable taxes will be refunded to you when final payment is received for the new reservation. If we are unable to rebook our home, the full rental amount, including taxes and all applicable fees is due and payable by the check-in date on the reservation.
HURRICANES/STORMS – In the unlikely event that a hurricane or other storm should threaten Trenton, please follow instructions given by local authorities. We do NOT give refunds for hurricanes, storms or mandatory evacuations. However, you may purchase travel insurance from a company like vacationrentalinsurance.com to cover this possibility.
FAMILY GROUPS & AGE REQUIREMENTS – While we prefer to rent to family groups, we will make occasional exceptions for unrelated groups of young people provided the following conditions are met:
- A parent of one of the tenants signs the lease agreement.
- A total reservation/security deposit of $500 is paid within seven (7) days of booking the reservation. This security deposit will be refunded according to the terms outlined in the Reservation/Security Deposit section of this document.
- Tenants must agree to unscheduled visits by the property manager or another representative of the owner during the week to check the condition of the property.
- One tenant must be appointed “leader” of the group. This person must demonstrate maturity, take responsibility for the actions of the group and report any property damage to the property manager immediately.
- The tenant “leader” must do a walk-through of the property with the property manager prior to check-out.
PARTIAL WEEKS/MINIMUM STAY – Partial week rentals may only be reserved within seven (7) days of arrival for In-Season weeks. Partial week rentals may be reserved any time for Off-Season weeks. The rates for 3, 4 and 5 night stays are 60%, 75% and 90% of the non-discounted weekly rates respectively. (Other fees and deposits remain the same.) The rate for 6 nights is the same as the weekly rate. Any stays shorter than 3 nights will be charged at the 3 night rate.
LINENS – Sheets will be provided and all beds in the home will be made prior to your arrival. Bath and kitchen towels are also provided. You must bring your own beach towels. We do not permit our towels or sheets to be taken outside of the home.
HOUSEKEEPING & MAINTENANCE – The owners contract with a local property manager to make sure our home and its equipment are kept in good working order. Please contact us if you have any problems during your stay. We strive to make any necessary repairs within 24 hours, however, given that the home is in a remote area, sometimes we are forced to wait for parts and/or experienced repair personnel. No refunds will be given for inoperable appliances, faulty equipment, unfavorable weather, early departure, interruption of utilities, construction in the area or maintenance problems. False or unwarranted repair calls initiated by tenant will be billed to the tenant. Owner reserves the right to enter premises during tenancy to inspect, make repairs, etc.
NO DAILY HOUSEKEEPING SERVICE – Daily maid service is not provided.
RATE CHANGES – Rates are subject to change without notice.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretenses will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
GRILLING – Do not attempt to use outdoor grills near wooded areas as you will be responsible for any damages. Please clean the grill and associated tools before you leave so our next guests will find it ready for use.
TELEVISION/DVD/INTERNET – While televisions and DVD players are provided, no refunds will be given for malfunctions or faulty cable reception. Similarly, Internet/Wi-Fi access is provided, but no guarantees are given for uninterrupted use.
FIREPLACE – Feel free to enjoy our wood-burning fireplace. Make sure the flue is open (the lever is accessible via the foyer). Some wood may be found in a cubbyhole in the foyer. Additional firewood may be found in the basement.
SEPTIC SYSTEM – Our septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products or diapers should be flushed at anytime. If it is found that feminine products or diapers have been flushed and clog the septic system, you could be charged damages of up to $200.
FURNITURE & EQUIPMENT – Please do not rearrange our furniture. Taking indoor furniture outside is not allowed. Taking kitchen equipment (wine glasses, dishes, etc.) off-premises is not allowed. Please do not burn candles inside or outside of our home.
HOME FOR SALE – Owner reserves right to show home, if it is listed for sale, to potential buyers during tenant’s stay. Owner will make every effort to schedule showings at the most convenient time for the tenant.
PRIVACY – We ask for your contact information for communication purposes only. We will never give (or sell) your information to anyone else for any reason.
KAYAKS – Owner has provided several kayaks, life vests and paddles that are available for Tenant’s use during their stay. Tenant acknowledges that kayaking is a dangerous activity and involves the risk of serious injury and, possibly, death. Risks include, but are not limited to, changing tides and water flow, collisions, capsizing, inclement weather, equipment failure and operator error. Tenant agrees to assume all responsibility for all risks for anyone using the kayaking equipment during their stay, including minor children. Tenant also agrees that all parties will wear life vests while using the kayaks.
INDEMNITY – In the event that the owner is unable to deliver said property to tenant under the terms of this lease agreement because of fire, damages, eminent domain or act of nature, or if the property is unavailable because of delay in construction, lack of water or sewer, the home is sold and no longer renting, or the home is otherwise unfit and uninhabitable, tenant hereby agrees that owner’s sole liability as a result of any of these conditions is the full refund of all consideration previously tendered by the tenant pursuant to the terms of this lease and tenant expressly acknowledges that in no event shall owner be held liable for any consequential or secondary damages, including but not limited to any expenses incurred as a result of moving, for any damage, destruction or loss. The tenant, their family members, guests and/or other occupants of the vacation home agree to release and indemnify the owner from and against all claims for damages and/or personal injuries to any person arising out of the use of subject premises, including interior and all exterior areas, including decks, stairs and other common areas that occurred during the tenancy of the premises. These claims include those that allegedly may fall under the Vacation Rental Act. Tenant also agrees to defend owner and his agents from any lawsuit alleging damages and/or personal injury as a result of specific actions of tenant, their family members, guests and/or occupants of the vacation home that occurred during the tenant’s rental at the property. Tenant shall not be entitled to any refund due to unfavorable weather, maintenance problems, area construction, early departure or disruption of utility services (including cable) after occupancy. Tenant agrees to be responsible for any repairs necessary due to their negligence. Owner reserves the right to enter and inspect premises with a reasonable notice to tenant. In the event of an ordered evacuation due to hurricanes or other storms, tenant is required by state law to evacuate property.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
